Conner Maloney
Connor Maloney is a real estate development and finance professional with three years of experience in residential development, private lending, and investment analysis. He specializes in financial modeling, loan structuring, market research, and the creation of investor materials, with a strong focus on data-driven insights to support strategic decision-making.
Currently, Connor is responsible for underwriting land acquisitions, structuring development and lot banking transactions, managing investor reporting, and building complex financial models to guide project-level and portfolio strategy. He works closely with executive leadership and cross-functional teams in development, construction, lending, and asset management to assess feasibility, monitor capital pacing, and drive performance throughout the full lifecycle of real estate investments.
Connor has underwritten and originated over $89 million in development and lot transactions, structured a $5 million homebuilder credit facility, and supported the takeover and restructuring of a distressed credit line. He is currently leading financial analysis on an active development pipeline totaling approximately $253 million across major Texas markets.
Prior to his current role, Connor served as an Investment Analyst at a commercial real estate acquisition firm, where he underwrote multifamily, office, and redevelopment transactions across Texas and Florida. His responsibilities included financial modeling, due diligence, capital stack structuring, investor presentations, and asset management support for a $150 million diversified portfolio.
Connor holds a Master of Land and Property Development and a Bachelor of Science in Construction Science from Texas A&M University. He also earned a certification in Real Estate Finance and Investments and is highly proficient in Excel-based modeling, return sensitivity analysis, municipal finance, and feasibility evaluation.
